What Discount Can I Get With The Right To Buy Scheme?
The amount of discount that you will be entitled to will depend on the time you have lived in the property, the longer your term the higher the discount, this can be up to 70% off the market value. For a house, the typical discount you may receive is 32%, this is for the qualifying 5 years period, for each additional year an additional 1% extra discount will be given. This figure has a maximum of 60%.For a flat, the discount level is slightly different, the discount for the qualifying 5 years is 44%, and you will receive an additional 2% discount for every additional year that you have lived in the property in addition to the qualifying time, this will be capped at a maximum of 70%.The discounts are also restricted by a monetary limit.These vary with each council. The maximum discount amount currently is £38000.If you decide to sell the property within the first 5 years of ownership, the discount will have to be repaid in part or in full. Where the right to buy was exercised post Jan 2005, if you are subsequently wanting to sell the property within 10 years, you must give first refusal to the previous landlord.
