What Do The Home Information Packs Contain?

The Home Information packs have a lot of useful information for the first time buyer, the pack will contain the copies of documents such as, the title deed, local searches, an energy performance certificate, and any recent planning permissions given to the property. Currently the government states that, if you are marketing or selling a home with more than three bedrooms then you will need to have a Home Information Pack to go with it, however the goverment is pushing towards having all homes sold in England & Wales to have a home information pack.

What are Energy performance certificates?

An Energy Performance Certificate is one that is given to a property detailing its energy efficiency. It will tell potential buyers of the efficiency of the home, along with this the buyer will also recieve ideas on how this current level of efficiency can be improved. This was introduced in the UK as a means to meet EU standards before 2009. For current homeowners, getting the certificate will cost around £100-£150, and is worth if you are trying to market or sell your home.

There are two ways in which to get a home information pack for your property, these are, through estate agents who currently offer this service or through an individual company that specialises in providing home information packs. Getting your own pack done will cost you in the region of £400-£700.
