Who Are Our Non-Resident Mortgage Customers?

Some of our Customers are foreign national living in the UK, they usually prefer to buy a property whilst they are in the UK, instead of Renting.Whether it is a family dwelling or just a temporary residence. The choices to our customers depend on two things: Whether they are a EU National and also how long they have lived and worked in the UK

If they are EU national, it usually means that they have a traceable credit history and thus will most likely be able to get a UK residential mortgage without any higher costs. They would have to show ALL three criteria:

  • They have been resident in the EU for more than 3 years
  • They have a UK bank account
  • They have a permanent job in the UK

They also have to meet the same credit rating standards as a UK resident, and if that is the case they shouldn't have any problems getting a UK mortgage.

Some of our clients are not EU nationals, which usually means that they have no traceable credit history, which will cause issues when applying for a mortgage. However there are lenders whom will consider these customers subject to a minimum criteria of the following:

  • They have been Resident in UK for more than 2 years
  • They have a permanent job in the UK
  • They have permanent residence rights in UK, or a UK 4 year Work Permit
  • They Have a UK bank account

Permanent residence will be considered preferable to those having a work permit, but there are lenders who will provide a mortgage on the basis of work permits only. The reason lenders require you to have lived in the UK for two years is due to the necessity of building up a UK credit history, this is needed before lenders can approve your mortgage.
